Buying land from us is straightforward. Here's every step.

  1. Find a parcel.

    Browse available land and reach out on anything that catches your eye. We send details, more photos, and answer whatever you want to know.

  2. Choose cash or financing.

    Pay in full, or put a little down and pay monthly. No bank, no credit check, no application.

  3. Sign online.

    We prepare a simple agreement and you sign it from your phone or laptop. No printing, no mailing, nowhere to be.

  4. Use it from day one.

    Cash deal, you get the deed at closing and the land is yours to use. Financed, you can get out there and camp and walk the boundaries while you pay it off, with some limits until the deed transfers. The details are in the questions and answers.

  5. You're covered.

    Every financed purchase comes with our 90-day money-back guarantee. If it's not right, get a refund or swap for another parcel.

No banks, no credit checks

Seller financing, in plain terms

Seller financing just means we're the bank. You don't apply for a loan or get your credit pulled. We agree on a down payment and a monthly amount, you sign, and you start using the land. It's how a lot of people own a piece of the West without a pile of cash up front.

What financing costs

There is no interest on your balance. You pay a set amount each month for the term shown on the listing.

Two things are on every financed purchase: a one time $249 document fee due at signing, and a $10 per month servicing fee. On parcels where we escrow property taxes, a small monthly tax escrow is added too, shown on the listing. So a parcel listed at $150 a month comes out to $160, plus tax escrow where it applies.

There is no prepayment penalty. Pay it off early any time you want.

What you can do on the land

Buy with cash and the deed goes into your name at closing. From there it's yours: camp, bring an RV, go off grid with solar, build where the zoning allows, hunt and explore the public land nearby. County rules and anything recorded against the parcel still apply.

Buy with financing and you can use the land for recreation and camping while you pay, with limits on building and utilities until the deed transfers. Those limits end at payoff.
