Buying from Skyline

Who am I buying from?

Me, directly. Skyline Land Partners owns every property listed on this site. There's no broker, no agent, and no middleman. When you call or email, you get Jason, the owner.

Can I see the property before I buy?

Yes, and I'd encourage it. Every listing includes GPS coordinates, a parcel map, and photos, and I'll send you a free property report with the parcel details, county information, and what I know about access. Ask and it's yours, no obligation.

Money and terms

How does owner financing work?

I finance the purchase myself. You put money down, sign the paperwork, and make a monthly payment until it's paid off. No banks. No credit checks. Every Skyline note is 0 percent interest, so your payments go to the balance and nothing else.

What do I need to get started?

For a financed purchase: the down payment shown on the listing plus a one time $249 document fee. That's it. For a cash purchase: the purchase price plus the $249 document fee.

What's included in my monthly payment?

Your payment toward the balance, a small monthly servicing fee, and a small property tax escrow. Both amounts are shown on your Terms Schedule before you sign, so there are no surprises.

Who pays the property taxes while I'm making payments?

I do. I hold title until you're paid off, and I pay the county directly. The small tax escrow in your monthly payment covers it, so you'll never get a separate tax bill from me. Any difference gets squared up at payoff.

Do you check my credit?

No. There's no credit check and no credit application. I also don't report these loans to the credit bureaus, so this won't help or hurt your credit either way.

How do you handle my bank information?

Carefully. Your bank details never go in the contract and never come to me by email or over the phone. After you sign, I send you a private encrypted link. Your information is encrypted in your own browser before it's ever sent, and only I can open it. From there your monthly payment draws automatically, and you can see your balance and payment history any time at GeekPay.io.

Can I pay it off early?

Any time, and it never costs you extra. There's no prepayment penalty and no interest, so paying ahead just shrinks your balance and gets you your deed sooner.

What happens if I miss a payment?

Life happens. There's a grace period built into every contract, and if a payment is late past that, a late fee may apply. The exact grace period and fee amounts are in your Terms Schedule, so you'll know them before you sign. If something comes up, call or email me before it becomes a problem. I'd much rather work something out with you than watch a contract go sideways.

Using the land

Can I camp, build, or live on the land?

It depends on whether you're buying with cash or with financing.

Cash purchase: the deed goes into your name at closing. The land is yours to use however you want, subject to county rules and anything recorded against the parcel.

Financed purchase: while you're making payments, I still hold title, so use is limited to recreation and day use, including temporary camping where the county allows it. During that period there's no living on the property, no utility hookups, no wells or septic, no permanent foundations, and no sheds or storage containers. Improvements need my written approval first. Once you're paid off and the deed is in your name, those limits end and it's your land to use as you like.

Are there HOA dues or recorded restrictions?

This is parcel by parcel. Anything recorded against a property is noted on that property's listing page, and I'll send you the actual documents to read for yourself. If you have questions about a specific parcel, just ask me.

What about utilities, water, and septic?

It varies by parcel, and I put what I know on each listing. These are rural parcels, so plan on a well or hauled water and a septic system rather than city hookups. I don't make promises about access, utilities, buildability, or permits. Verify anything that matters to you with the county before you buy, and I'll help you find the right office.

Getting your deed

When do I get the deed?

Cash purchase: at closing. Financed purchase: when your final payment clears. I send you the deed to review first, then record it in your name at my expense and mail you the recorded copy. You get a warranty deed either way.

The guarantee

What's the 90 day guarantee?

If you finance a purchase and decide within 90 days that it isn't right, tell me in writing and I'll refund what you paid toward the land, or swap you into any other parcel I have available. The refund covers what you paid for the land itself. It doesn't cover the $249 document fee, monthly servicing fees, or taxes. Financed purchases only, and swapping parcels doesn't restart the 90 days.
