What You Can Do Here, Honestly

This acre sits about five minutes from the Sanders exit on Interstate 40, so you reach it year round without a long haul down back roads. Sanders sits on the historic Route 66 corridor, and Petrified Forest National Park and the Painted Desert are day trip country along the same stretch. The ground is flat open high desert at about 5,800 feet. There's open BLM country south of the interstate with legal jeep and OHV trail access. Build when you're ready, or hold it as a finite deeded acre that costs about $5 a year in taxes.

The Rules, Plainly

  • This lot has recorded covenants on file from 1968 (Declaration of Restrictions, Bell Brand Ranches Unit Seven). Apache County does not enforce private covenants; that's straight from the county's website. Enforcement is between owners, and there's no HOA and no dues.
  • The key covenant terms: residential building lots, and every structure built of new material in a workmanlike and neat manner.
  • Mobile homes are treated differently here than most buyers expect. A mobile home 27 feet or longer may be used as a dwelling if it has an inside bathroom, but a cabana must be built around it so that no part or color of the mobile home is visible, at least 700 square feet inside including the mobile home itself.
  • A camping trailer may sit on the lot for up to 90 days. Any trailer staying longer needs that same cabana treatment within six months. Septic is required until sewers are available, and outside toilets are not allowed.
  • No livestock or poultry, household pets excepted. A separate paragraph allows horse privileges on Lots 1 through 97 as long as normal sanitary and fencing conditions are maintained. Those two paragraphs sit in tension and we don't resolve it for you. No metal fences.
